We provide urban transformation and construction contracting services in exchange for flats. We determine your building's current zoning status, construct it in accordance with earthquake regulations, and deliver it with occupancy permits.

First, you can contact us through our contact numbers. If your building has an approved C.A.P (Construction Application Plan) document from the municipality, we will share the potential apartment types that can be built according to the current zoning plan.

No. We work with licensed companies for core sampling and assessment. Based on the core samples and evaluation results they provide, we initiate the necessary process.

After reaching a mutual agreement on our offer, we record the relevant items in a notarized form.

No, it will not be possible. According to the law, any annotations that restrict or prohibit real and personal rights or the right of transfer, such as a mortgage, which are registered on the title of risky buildings, will continue to apply on the shares after the building is demolished. Therefore, having a mortgage on the building will not prevent its demolition.

In a building declared as a risky structure in accordance with the urban transformation law numbered 6306, if a simple majority (50% + 1) is provided, the flats or shops of the owners of the remaining property can be sold by auction based on the market value of the property in the Ministry of Environment and Urbanization.

The floor-for-property (kat karşılığı) agreements and related power of attorney documents, along with any land share payments, will be completed before your building is evacuated.

For our buildings undergoing urban transformation, you can receive the current rent assistance for that year provided by the Ministry of Environment, Urbanization, and Climate Change, without interruption, for 18 months. The rent assistance will be deposited into the accounts of the property owners (title deed holders) two months after the building is demolished.

Within the framework of the architectural plan, changes can be made within the apartment, provided they are compatible with the building's load-bearing systems and adhere to the relevant plumbing and shaft layouts. This request must be stated at the contract stage.

Once your building's rough construction is complete and approved by the relevant municipality, we apply for the floor easement. Once your title deeds are ready, we obtain them from the relevant land registry office.

Upon the completion of the construction, obtaining the Building Usage Permit (Occupancy Permit) will be the responsibility of our company.

After the occupancy permit is obtained, we will proceed with the process of connecting permanent utilities (such as electricity and water) to the building and manage the subscription process.

Individual electricity and water subscriptions can be obtained by applying to the relevant distribution companies after these steps are completed.

As Hadrian Yapı, we continue our operations even after the building is completed.
